- Property use & building standards: Lots are for residential use only, with one detached single-family home (max 2.5 stories). Minimum finished living area is 1,800 sq ft for one-story homes and 2,000 sq ft for others, with a possible 10% waiver for basements or enclosed garages. No mobile homes, modular units, or pre-engineered prefab buildings without approval.
- Architectural review: Any building, fence, pool, or other structure requires written approval from a 3-person Architectural Committee before construction, including plans, specs, colors, site plan, and landscaping. The committee has 30 days to respond; no fee is charged.
- Outbuildings & fences: Outbuildings must be incidental to residential use, similar in materials/appearance to the main house, no larger than 500 sq ft, and set back at least 90 feet from the front lot line. Chain-link fences are banned; other fences need approval and must be behind the rear of the dwelling.
- Vehicles & parking: No commercial vehicles over 2 tons may park on lots or streets, except for deliveries. Vehicles that can't move under their own power can't be parked for more than 30 days. RVs, trailers, and boats must be parked behind the house, out of street view, and can't be used as residences.
- Pets & animals: Only dogs, cats, or other household pets are allowed, not for commercial breeding. No dangerous animals, and pets must not be loose in the neighborhood.
- Yard maintenance & nuisances: Lots and street frontages must be kept clean, with grass mowed. No noxious or offensive activities, no outside clotheslines, and no exposed concrete block walls. The HOA can enter property to mow or remove debris and charge the owner.
- Assessments & HOA membership: All lot owners are automatically members of the HOA and must pay annual assessments set by the association. Unpaid assessments become a lien on the property and can be foreclosed, plus interest and attorney's fees.
