Roymac Business Park is a commercial/industrial subdivision in Hightsville, NC, governed by a homeowners' association (Roymac Business Park Community Association). This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that apply to all lot owners in the subdivision. It is intended for business owners and commercial property owners, not residential homeowners.
- What you own & maintain: You own your lot in fee simple. The association owns and maintains the common areas (including private roadways, railroad crossing, and dry-sewer infrastructure). You are responsible for maintaining your own building, landscaping, and right-of-ways fronting your property.
- Permitted uses: Lots may only be used for offices, business facilities, and manufacturing facilities. No shopping centers or retail food sales without developer approval. No residential use is mentioned.
- Architectural review: All construction, clearing, grading, and exterior changes require prior written approval from the Developer (or later the Board). Plans must be submitted and approved within 30 days. The review considers harmony with surroundings, completeness, and the best interests of the subdivision.
- Building & site standards: Minimum building setbacks: 50 feet from street right-of-way (30 feet for lots under 250 feet deep), 15 feet from other property lines. - Other restrictions: No outside storage or displays without approval; no damaged vehicles; no antennas with wooden masts; no storage tanks without approval; no mineral exploration; all signs must be approved; hobbies that detract from aesthetics are not permitted in open areas.
