What Highway's governing documents say
This document contains two separate sets of covenants for two different subdivisions in North Carolina. The first is for Fletchers Ridge Subdivision, Section II, a standard single-family home subdivision in Nash County. The second is for Northridge Subdivision, a single-family home subdivision in Onslow County with a homeowners association (HOA) that manages stormwater facilities and other common areas. Both sets of rules bind lot owners and are intended to maintain residential character and property values.
- Land use & building type: Lots may only be used for single-family residential purposes. Only one detached single-family dwelling per lot, plus a private garage and incidental outbuildings. Factory-built homes (double-wide, modular) are permitted in Fletchers Ridge subject to age and appearance restrictions; no single-wide mobile homes allowed.
- Minimum dwelling size: In Fletchers Ridge, heated living area must be at least 1,000 sq ft (800 sq ft ground floor for two-story). In Northridge, ground floor area must be at least 1,200 sq ft for one-story, or 800 sq ft for multi-story.
- Architectural review: In Fletchers Ridge, building plans and plot plans must be approved by the Developer before construction; approval is deemed given if no response within 30 days. In Northridge, exterior colors and mailbox designs require Declarant approval.
- Setbacks & location: Fletchers Ridge: front setback 50 ft, side street 25 ft, interior side 20 ft, rear 30 ft. Northridge: setbacks as shown on plat, with minimum rear setback 15 ft and interior side 8 ft.
- Pets & animals: No livestock or poultry. Customary household pets (dogs, cats) allowed but not for commercial purposes. In Fletchers Ridge, dogs must be confined to rear of dwelling. In Northridge, pets must be confined by fence or invisible fencing and leashed off-lot; chaining is prohibited.
- Leasing & rentals: In Northridge, no lease for less than 30 days; occupancy limited to single family (owner, spouse, children, grandchildren, parents, grandparents, siblings). Fletchers Ridge does not address leasing.
- Parking & vehicles: In Northridge, maximum 4 operative vehicles per lot; inoperative vehicles must be in garage with door closed; no auto maintenance outside garage or behind fence; boats/trailers not allowed between dwelling and street. Fletchers Ridge requires off-street parking; no parking on streets except temporary guest parking; watercraft/trailers stored to rear.
- Fences: In Fletchers Ridge, fences require Developer approval, cannot be closer than 50 ft to front property line. In Northridge, fences allowed up to 6 ft height, stockade style, natural wood color; shared fence walls with cost-sharing between neighbors.
