Ridgemont is a single-family home subdivision in Morrisville, NC, governed by restrictive covenants that run with the land. These rules apply to all homeowners and residents, covering what you can build, how you use your property, and what you must maintain.
- Land use & building type: Lots are for residential use only. Each lot may have one detached single-family dwelling (max 2.5 stories), a garage for up to 3 cars, and incidental outbuildings. Minimum heated size is 1,300 sq ft for one-story homes or 900 sq ft on the first floor of multi-story homes.
- Architectural review: You must get written approval before building, altering, fencing, or doing major landscaping. The Declarant (or later the HOA) reviews plans; if no response within 30 days, approval is deemed given. A fee up to $75 may be charged per application.
- Fences & walls: Fences cannot be closer to the street than the front of the house, nor closer to a side street than the side setback. Chain-link or similar metal fencing is not allowed. Retaining walls and Declarant-installed entrance fences are exempt.
- Parking & vehicles: Vehicles may only be parked on improved surfaces (garage, driveway, carport, or paved pad). No campers, commercial vehicles, or tractor trailers on streets or lots. Boats/boat trailers must be screened from the street. Abandoned or inoperative vehicles cannot be visible from other lots or streets.
- Pets & animals: No livestock or poultry. Dogs, cats, and other household pets are allowed but cannot be kept for commercial purposes.
- Nuisances & business activity: No noxious or offensive activities that annoy the neighborhood. Businesses are not allowed on lots unless permitted by the Morrisville Board of Adjustments.
- Signs & antennas: Only certain signs are allowed: one for-sale/rent sign (max 10 sq ft) and political signs (max 10 sq ft, only 60 days before an election, removed within 2 days after). Satellite dishes are limited to 2 feet in diameter, must be on the side away from the street, and screened from view. No free-standing towers.
- Maintenance & construction: Owners must keep lots orderly and repair or rebuild damaged structures within 12 months. Construction must be completed with reasonable diligence. No clotheslines, and trash cans must be stored out of street view (except on pickup nights).
