Calinda Cay is a single-family home community in North Topsail Beach, NC, governed by the Calinda Cay Owners Association. This document is an amendment to the original declaration, updating specific rules on assessments, parking, pets, and architectural control. It applies to all lot owners.
- Assessments & fees: Annual assessments are paid in 12 monthly installments due on the 10th of each month. Late payments incur 18% annual interest. Special assessments for capital improvements require approval by two-thirds of voting members. Assessments are a lien on the property and a personal obligation of the owner at the time they fall due.
- Parking & vehicles: Each lot is entitled to two parking spaces underneath the dwelling, plus up to two additional spaces on either side of the owner's outside stairway. Boats, campers, trailers, and similar vehicles are prohibited unless stored in a covered parking space underneath the dwelling with association consent.
- Pets: Dogs, cats, and other common household pets are allowed, but not for commercial purposes. Pets must be leashed and in the owner's immediate presence on common areas. No animals are allowed in the pool area under any circumstances.
- Architectural review: No exterior structures, additions, or alterations may be made without prior written approval from the Board or an architectural committee, based on harmony of design and location.
- Outdoor grills: Outdoor grills (charcoal, gas, electric, etc.) are prohibited within 10 feet of any structure.
- Insurance: The association maintains hazard insurance on common areas and a master property insurance policy covering improvements on each lot (excluding furnishings and floor coverings), plus a master flood insurance policy.
- Voting & meetings: Each lot has one vote. Meetings for assessment actions require 30-60 days' notice; quorum is 60% of membership votes, reduced to half at a subsequent meeting.
