Royal Palms is a single-family home HOA in Holly Ridge, NC. This document is the full set of rules for homeowners, covering what you can build, how you must maintain your lot, and what the HOA controls.
- Residential use & leasing: Lots are for single-family homes only. Leases must be for at least six months and cover the entire dwelling; timeshares are banned.
- Architectural review: All exterior changes—structures, fences, landscaping, paint—need prior written approval from the Architectural Review Committee (ARC). Plans are deemed approved if the ARC doesn't act within 45 days.
- Construction standards: New homes must have at least 1,800 sq ft (one story) or 2,500 sq ft (two story) of heated living area, and must be completed within one year. Builders must post a $1,000 performance bond and a $1,500 road bond.
- Pets: Only usual household pets (dogs, cats) are allowed; no breeding or commercial use. Dogs must be leashed on common areas, and owners must clean up waste.
- Parking & vehicles: No street parking beyond 24 hours in non-designated areas. No storage of boats, trailers, RVs, or commercial vehicles unless screened. Repairs allowed only in garages or for emergencies.
- Assessments & fees: Initial annual assessment is $200 per lot. The board can increase it up to 20% per year without a vote; larger increases need a majority vote. Special assessments require 51% member approval. Late fees and interest apply.
- Common area use: Owners and their tenants/guests may use common areas (clubhouse, pool, tennis courts, etc.) subject to HOA rules. Use rights can be suspended for unpaid assessments or rule violations.
