It is governed by a homeowners association (HOA) that maintains common areas including a pool, private streets, and drives. This document is the master declaration of covenants, restrictions, and easements that apply to all lots in the subdivision, as amended to annex additional building footprints.
- What you own & maintain: You own your lot and the townhouse on it. You are responsible for maintaining your portion of the roof and any party walls shared with neighbors. The HOA maintains all common areas (pool, streets, drives, landscaping) and carries liability insurance for them.
- Architectural review: Any exterior changes (buildings, fences, landscaping, paint, etc.) require written approval from the HOA board or an architectural committee. Plans are reviewed for harmony of design and location; approval is deemed given if no response within 30 days of complete submission.
