No business, no short-term rentals (no mention of lease minimums). No mobile homes, trailers, or temporary structures as residences. No junk vehicles; all vehicles must be operational and registered. No parking on streets, swales, or common areas. Boats, trailers, and recreational equipment must be stored out of view.
- Pets: No livestock or poultry. Reasonable number of dogs, cats, or other domestic pets allowed, provided they are not a nuisance. Dogs must be leashed or in a secure fenced area when outside; owners must pick up droppings on roads, beach, or others' property.
- Environmental & vegetation rules: Native vegetation is protected; no cutting of trees with diameter ≥1" at breast height without approval. Each lot must plant three designated trees. Impervious surfaces limited per state stormwater rules. No pumping or filling in swales. Owners must maintain roadside swales for drainage.
- Construction & contractor rules: Exterior of houses must be completed within 1 year of approval; minor improvements within 6 months. Contractors must be licensed, insured (liability $100k/$300k/$50k), and carry workers' comp. Construction only allowed before noon on Saturdays, Sundays, and holidays.
