- Architectural review: Any construction, excavation, or changes in grade on a lot require prior written approval from the Architectural Review Board (ARB), which can refuse for any reason including aesthetics. If the ARB doesn't act within 30 days of receiving complete plans, approval is deemed given. The ARB can inspect work and require restoration or demolition of unapproved improvements, charging costs as a special assessment.
- Exterior maintenance: Owners are responsible for maintaining their own unit and improvements, including plumbing, water heaters, HVAC, and lighting.
