You own your individual unit and share ownership of the common areas, which are managed by the Founders Row Condominium Association. This declaration sets out the rules for living here, including leasing, pets, and assessments.
- What you own & maintain: You own the interior of your unit, including appliances and HVAC equipment serving only your unit. The association maintains common areas, roofs, exterior walls, and structural elements. You must keep your unit in good repair and get board approval for structural changes.
- Leasing & rentals: Units must be used as single-family residences. Leases must be in writing, on association-approved forms, and for at least 30 days. You cannot rent out individual rooms or accommodate transient tenants. The declarant and mortgagees have some leasing exemptions.
- Pets: No animals, livestock, or poultry may be kept in units or common areas except as allowed by board-promulgated rules. The declaration does not specify a pet limit.
