This is the architectural guidelines document for Trailwood Knoll, a single-family home subdivision in Raleigh, NC, governed by a homeowners association. It applies to homeowners and renters, and it sets out the rules for any exterior changes to homes or lots, which require prior approval from the Architectural Review Committee (ARC).
- Architectural review: Any exterior change—including additions, fences, sheds, grading, and even color changes—must be approved in writing by the ARC before starting. The ARC reviews applications within 30 days, and you can appeal a denial to the Board of Directors within 15 days.
- Fences & walls: Fences cannot extend closer to the street than the front of the house or side setback. Rear yard fences are preferred at 4 feet high and cannot exceed 6 feet. Chain link fences are discouraged and must be screened from street view if approved.
- Sheds & storage: Detached storage sheds are discouraged but may be approved if attached storage isn't possible. Sheds must match the home's siding, roof, and color, be placed behind the house, and sit at least 10 feet from neighboring property lines.
- Play equipment & pools: Play equipment must be at least 10 feet from neighbors' property lines. Basketball goals are not allowed on street curbs, and play equipment or pools cannot be built on common spaces.
- Antennas & satellite dishes: No exterior antennas, aerials, or satellite dishes are allowed on properties.
- Lighting: Non-decorative pole-mounted yard lights and street lights mounted to the house are prohibited. Security lighting is encouraged but must not shine toward streets or neighbors.
- New houses: New houses on vacant lots must have at least 1,100 square feet of living area (excluding garage/storage), be compatible with existing homes, and maintain a 15-foot setback between structures.
