What Victoria Park Homeowners Association's governing documents say
Victoria Park is a single-family residential HOA in Rutherford County, Tennessee. This document is the full Declaration of Covenants, Conditions and Restrictions (CC&Rs) and By-Laws that bind all lot owners, and it outlines what living here requires of you.
- Assessments & fees: Every lot owner pays an annual maintenance fee, currently $60 per year (billed annually and prorated). The Board can also levy special assessments for capital improvements with majority approval.
- Architectural review: No building, fence, wall, or exterior alteration may be made without written approval from the Board or an architectural committee. If no decision is made within 30 days of submission, approval is deemed given.
- Parking & vehicles: Parking is only allowed in designated areas; no on-street parking. Recreational vehicles (campers, boats, motor homes) may not be parked except in designated areas or on your own lot. Commercial vehicles are prohibited until rules are adopted. Vehicles cannot be repaired or stored inoperable on the property.
- Pets & animals: Only domestic animals like dogs and cats are allowed. Other animals require written permission from the Board, renewable annually. No kennels or commercial animal operations.
- Leasing & rentals: Leases must be in writing and cannot be for transient or hotel purposes. You cannot lease less than the entire unit, and the lease must require the tenant to comply with the Declaration and By-Laws.
- Use restrictions: Lots are for residential use only; no commercial businesses. No outside antennas or satellite dishes without permission. No signs except one 'for sale/rent' sign up to 5 square feet. No temporary structures or outbuildings used as residences. No oil or mining operations. No nuisance activities that disturb neighbors.
- Exterior maintenance: The Association may provide exterior maintenance (roofs, gutters, fences, exterior surfaces, landscaping) but the primary responsibility is on the lot owner. If the owner fails to maintain, the Association can do the work and charge a special assessment.
