- What you own & maintain: You own your lot and home; the association owns and maintains the common areas, including storm water drainage facilities, and carries liability insurance of at least $1,000,000.
- Assessments & fees: Annual assessments are set by the board, with a maximum of $300 per Class A lot until 1997, then can increase up to 10% per year without a vote. Special assessments require a two-thirds vote of Class A members. A working capital fee equal to one-sixth of the annual assessment is due at initial sale.
