Everett's Creek Estates is a standard single-family home HOA in Sneads Ferry, NC. These rules apply to homeowners and residents of lots 1-49. The document is a full set of restrictive covenants that run with the land.
- Land use & building type: Lots are for single-family residential use only. Only one detached single-family dwelling per lot, max 2.5 stories. No mobile homes, double wides, or pre-manufactured homes. Gazebos allowed up to 200 sq ft with non-solid walls.
- Dwelling size & setbacks: Minimum heated area: 1,700 sq ft for one-story, 2,400 sq ft for multi-story. Front setback: 50 ft, rear: 20 ft, side: 20 ft. No lot subdivision resulting in less than a whole lot.
- Pets & livestock: No livestock (goats, cows, swine, horses, ponies). Dogs, cats, other household pets allowed, not for commercial purposes. Exception: up to 10 chickens allowed, no roosters, no free-range, coop must meet outbuilding specs.
- Parking & vehicles: No vehicle repair on blocks or stands except in enclosed garage. No boats, RVs, trailers, or similar stored on common areas for more than 3 days without approval. Utility trailers, boats with trailers, motor homes, campers must be stored in back or side yard, not front yard, and not used as residence.
- Fences & signs: Front yard fences: decorative only (split rail or picket), max 4 ft. Rear/side fences: max 6 ft. No chain link in front yards. Signs: one professional sign (1 sq ft), one sale/rent sign (3 sq ft), political signs allowed during election season.
- Nuisances & maintenance: No noxious/offensive activity. Lots must be well-maintained; no rubbish or unattractive growth. Association may enter to cut grass/weeds and assess costs. No satellite dishes visible from front (except mini dishes under 24 inches attached to house).
- HOA assessments & meetings: Annual assessment: $200 per lot, due April 1. Unpaid assessments bear 9% interest and become a lien. Annual meeting second Monday in July; quorum is 15 lot owners. Board of up to 5 members elected for 3-year terms.
