This is an amendment to the governing rules for Permeta Branch, a single-family home subdivision in Sneads Ferry, NC. It only changes the stormwater rules for Phase II, Section I lots, increasing the maximum built-upon area per lot to 4,337 square feet. The main rulebook (the original Declaration of Covenants, Conditions, Restrictions and Easements) is not included here.
- Stormwater & built-upon area: For Phase II, Section I lots, the maximum built-upon area (structures, pavement, gravel, etc.) is 4,337 square feet per lot. Raised open wood decking and swimming pool water surfaces are not counted. If a lot is in a CAMA-regulated AEC, the more restrictive limit applies.
- Vegetated buffers & drainage: Each lot must maintain a minimum 30-foot wide vegetated buffer between all impervious areas and surface waters. All roof drains must terminate at least 30 feet from the mean high water mark. Filling or piping vegetative conveyances (ditches, swales) is prohibited except for average driveway crossings.
- What this document doesn't cover: This document only amends the stormwater rules for Phase II, Section I. It does not cover other typical HOA rules such as architectural review, parking, pets, leasing, or assessments. Those rules are in the main Declaration recorded in Book 5096, Page 707, which is not provided here.
