Fisher Landing Villas is a planned community of townhomes in Southport, NC, governed by a homeowners association (POA). This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that applies to all lot owners. It sets rules for use, maintenance, assessments, and architectural control.
- What you own & maintain: You own your lot and the interior of your townhome. The association maintains the exterior of buildings (roofs, siding, porches), front-yard landscaping and irrigation, and common elements. You are responsible for windows, doors, screens, driveways, and interior insurance (HO6 policy required).
- Leasing & rentals: Short-term rentals under six months (including Airbnb/VRBO) are prohibited. Leases must be at least six months.
- Pets: No more than two dogs, cats, or other household pets per lot. Pit bull-type breeds (American Pit Bull Terrier, American Staffordshire Terrier, American Bully, Staffordshire Bull Terrier) are banned.
- Architectural review: All exterior changes (structures, painting, additions, mailboxes) require prior written approval from the Architectural Control Committee (or the developer during the Declarant Control Period). The committee may deny for any aesthetic reason.
- Parking & vehicles: No boats, campers, trailers, commercial vehicles, or inoperable vehicles may be kept on lots or common areas without written consent. The association may tow violators at owner expense.
- Assessments & fees: Annual assessments fund common area maintenance, insurance, and operations. Special assessments require 51% owner approval (except to reimburse developer). Late payments accrue interest and may lead to liens or foreclosure.
