This is an amendment to the Declaration of Protective Covenants for Margot's Pond, a single-family home HOA in Wake Forest, NC. It updates specific rules about parking, leasing, garbage, and pools. It does not replace the full set of community rules.
- Parking & vehicles: Parking on streets or common areas is prohibited, as are commercial vehicles, mobile homes, RVs, boats, trailers, and inoperable or unregistered vehicles unless kept in an enclosed garage. Construction, service, and delivery vehicles are exempt during daylight hours for necessary work.
- Leasing & rentals: Lots may be leased for residential purposes, but all leases must have a minimum term of at least 12 months. Tenants must acknowledge and agree to comply with the Declaration, By-Laws, and rules; the lease must allow the Board to evict non-compliant tenants and assess costs to the owner. A copy of the lease must be provided to the Association upon request.
- Garbage & storage: Garbage cans, woodpiles, hot tubs, spas, and similar items must be screened from view of streets and neighbors, except trash cans on the garage side of the home. Only Town of Wake Forest issued receptacles are allowed, kept upright, closed, and against the garage. Burning trash or debris is prohibited.
- Pools & hot tubs: In-ground pools, hot tubs, and portable spas require prior written approval from the Architectural Review Committee and must be enclosed by an approved fence. Permanent above-ground pools are not allowed.
