This document is the Declaration of Covenants, Conditions and Restrictions (CC&Rs) that binds all lot owners, and it also includes a supplement annexing additional lots. It covers HOA assessments, common areas, architectural control, and leasing rules.
- What you own & maintain: You own your lot and any improvements on it. The HOA owns and maintains common areas (e.g., roads, greenways, clubhouse, pool if built) and can levy assessments for their upkeep.
- HOA assessments & fees: Annual assessments start at $400 per lot (until first conveyance) and can increase up to 15% per year without owner vote; larger increases need 67% owner approval.
