This is a partial amendment to the Live Oaks HOA's Declaration of Covenants, Conditions, Restrictions, Easements, Charges and Liens. It is not a full rulebook; it only changes one section about special assessments. It applies to homeowners in the Live Oaks community in Wake County, NC.
- Individual special assessments: The Board can now levy a special assessment against a single lot (without member vote) to cover costs like damage to common areas caused by an owner, fines, enforcement costs, or extra maintenance from owner-installed improvements like fences. The owner gets at least 15 days' written notice, and the assessment becomes a lien on the lot.
- What this document doesn't cover: This is only a second amendment to one section of the Declaration. It does not contain the full rules on assessments, architectural guidelines, pet restrictions, leasing, or other HOA rules—those are in the original Declaration and other amendments.
