This document is the full declaration of covenants, conditions, and restrictions that run with the land and bind all owners, tenants, and occupants. It covers assessments, architectural control, use restrictions, and stormwater compliance.
- Assessments & fees: Annual assessment starts at $300 per lot, can increase up to 5% yearly without a vote. A one-time $200 transfer fee is due at each sale. A working capital assessment equal to two months' estimated assessment is due at closing. Late fees are 10% if unpaid within 10 days, plus 12% annual interest.

- Stormwater & drainage: Lots have maximum built-upon area limits (e.g., 3,300 sq ft for most lots). A 50-foot vegetative buffer is required adjacent surface waters. Drainage must flow into the permitted system; alterations require state approval. Owners must maintain drainage easements, keeping grass under 8 inches and free of obstructions.
- Enforcement & amendments: The Association or any lot owner may enforce restrictions. Amendments require 67% of lot owners' approval. Failure to enforce does not waive future enforcement.
