- What you own & maintain: You own your lot and the house on it. The HOA maintains common areas, including landscaping easements along Holly Tree Road, private streets (Blue Wing Court and Green Tip Cove), and the drainage system. You must maintain your own lot free of weeds and debris.
- Architectural review: Any exterior changes (including painting, fences, additions) require prior written approval from the Declarant or later the Architectural Control Committee. Plans are deemed approved if not acted on within 30 days. Minimum house size is 2,000 heated square feet.
- Use restrictions: Lots are for single-family residential use only. No business, no temporary structures as residences, no recreational vehicles (boats, campers, etc.) on lots or streets without approval. No satellite dishes or outside antennas without permission.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed or controlled and not become a nuisance.
- Parking & vehicles: Off-street parking for at least 4 cars must be provided per lot. No inoperable or unregistered vehicles, no tractor-trailers. Vehicle repairs only in garages, not visible from the street.
- Leasing & rentals: The document does not restrict leasing; tenants must comply with all covenants.
