Assessments & dues

Beginning January 1, 2020, $125.00 per Lot maximum; each subsequent year maximum is 125% of previous year's aggregate dues. (Section 20.xi)

Use restrictions

Lots may be used only for residential purposes, schools, parks, or churches. Only one detached single-family dwelling per lot, not exceeding two stories, with attached garage for at least two cars. (Section 1)

Voting & meetings

Class A members (all Owners except Declarant) have one vote per Lot owned. Class B member (Declarant) has ten votes per Lot owned. Suspension of voting rights for nonpayment of assessments or for infraction (up to 60 days). (Section 20.iv and 20.iii.B)

Amendments

For 10 years from date, Declarant has sole right to amend. Thereafter, amendment requires recording by owners of at least 75% of the Lots. (Section 19)
