- No fences other than split-rail fences approved by Developer and fences required for in-ground swimming pools. No other fences of any kind. (Article II, Section 2.6)
- Architectural approval
- Plans and specifications for all dwellings, buildings, landscaping, and other improvements must be submitted to Developer for approval before construction, addition, change, or alteration. (Article II, Section 2.1)
- Solar & roof
- All exterior painted areas shall be painted as reasonably necessary with colors harmonious with other residences. No excessive rust, peeling, discoloration. No change of exterior color of residence without prior written consent of Associati (Article I, Section 1.10)
- Signs & flags
- Only signs of Developer, signs advertising sale of Lot (max 10 sq ft), and during construction two signs (max 10 sq ft each) advertising sale and builder. All signs at least 15 ft back from right-of-way. No other signs without prior written (Article I, Section 1.6)
- Use restrictions
- No noxious, offensive or unreasonably disturbing activities; no unreasonable source of annoyance; no interference with peaceful possession of other Lots. (Article I, Section 1.3)
- Voting & meetings
- Each member (other than Developer) entitled to one vote per Lot owned. Developer entitled to nine (9) votes for each Lot owned. If multiple owners of a Lot, only one vote per Lot. (Article IV, Section 4.2)
- Amendments
- May be amended or revoked with approval of owners of not less than 75% of Lots, by recorded instrument signed by all approving owners with formalities required by law. (Article VI, Section 6.2)
