Old Preston Place is a standard single-family home subdivision in Addison, TX. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) governs the use and development of lots, binding all owners. The rules aim to maintain a consistent, high-quality residential character.
- Residential Use: Each lot is for single-family residential purposes only. Only one single-family dwelling is allowed per lot, with a maximum height of 1 to 1.5 stories unless the Architectural Committee approves otherwise.
- Architectural Review: All construction, alterations, or additions must be approved in writing by the Architectural Committee. Plans must be submitted showing location, design, and materials. The committee can approve or disapprove within 30 days.
- Building Materials: At least 75% of the exterior of any residence must be brick, brick veneer, stone, stucco, or masonry. Roofing must be wood shingles, slate, or metal (not composition shingles). Roof pitch must be between 12/12 and 12/12 (likely 12/12 minimum and 12/12 maximum, but OCR unclear).
- Pets: Household pets (dogs, cats) are allowed in reasonable numbers, but not for commercial purposes. Prohibited animals include horses, goats, pigs, monkeys, chickens, peacocks, and other non-household animals.
