What Prestonwood Homeowners's governing documents say
This is an amendment to the Declaration of Covenants, Conditions and Restrictions for Prestonwood Lake, a residential subdivision in Dallas, TX. It modifies earlier rules about common properties, architectural standards, and garage requirements. This document is a partial/ancillary fragment of the community's governing documents and does not contain the full rulebook.
- Common Properties: The definition of Common Properties is expanded to include fenced areas along rear yards of lots, accessways, concrete flumes, entry walls, screening walls, planter boxes, pump, fountain, bridge, and benches. The Association is responsible for maintaining screening walls or fences on Common Properties or private property that encircle the lake, as well as low screening walls and planter boxes along certain streets.
- Parking & Garages: Each residential dwelling must provide garage space for a minimum of two conventional automobiles unless otherwise approved by the Architectural Control Committee. All garage doors must be equipped with automatic and remote-controlled door openers, and garage doors must be closed at all times when not in use.
- Architectural Review: The Architectural Control Committee must approve roofing materials, which must be of good quality and consistent with the design, color, and appearance of other improvements. Outside driveways, walkways, and patio areas require redwood expansion joints and aggregate stone texture (or comparable). Installation of exterior items like lights, mail chutes, towers, and antennas also requires prior Committee approval.
- What this document doesn't cover: This is only an amendment to the original Declaration; it does not include the full set of rules. Topics such as leasing, pets, assessments, age restrictions, and other typical HOA regulations are not addressed here.

- The members holding one-half of the votes which may be cast at any meeting shall constitute a quorum. If a quorum is not present at any meeting, a majority of the members present may adjourn the meeting from time to time without further not (Article III, Section 6)
