What Harbor Lakes Homeowners Association, Inc.'s governing documents say
This is a supplemental declaration that adds a new section (Section 6B) to the Harbor Lakes HOA in Granbury, TX. It applies to the owners of the 36 lots in that section, who are part of the larger Harbor Lakes community. The document sets out specific rules for those lots, including a road maintenance assessment, minimum home size, and gate access.
- What this document covers: This is a supplemental declaration that adds a new section (Section 6B) to the Harbor Lakes HOA. It applies to the owners of the 36 lots in that section, who are part of the larger Harbor Lakes community. The document sets out specific rules for those lots, including a road maintenance assessment, minimum home size, and gate access.
- Road maintenance assessment: Each Section 6B lot is subject to an annual road maintenance assessment of $140 for 2007, which can increase up to 20% per year (e.g., $168 in 2008, $201.60 in 2009). The assessment funds maintenance of the private streets, drainage, and gates in Section 6B. The Board can adjust the amount up to the cumulative maximum without a vote, but special assessments for capital improvements require a two-thirds vote of Section 6B owners.
- Gate access & security: Access to Section 6B is through a controlled gate at Prestwick Drive. Each Section 6B owner gets one gate card initially; additional cards cost the association's actual cost plus $25. Only the owner, their tenants, and immediate family may use the cards. The Board can set rules on the maximum number of cards per owner.
- Minimum home size: Each residence in Section 6B must have at least 2,000 square feet of air-conditioned living area, excluding the garage.
- Retaining wall maintenance: Lots 12, 13, 14, and 15 of Block 7 are responsible for maintaining the retaining wall at the rear of their lots. If they fail to do so, the association can repair it and assess the cost as a lien.
- What this document doesn't cover: This is a supplemental declaration, so it does not contain the full HOA rules. General covenants, restrictions, and assessments for the entire Harbor Lakes community are in the original and amended declarations, which are not included here. Also, a separate amendment (First Amendment to the Villas of Harbor Lakes Maintenance Declaration) delegates maintenance authority for the Villas to the Master Association, but that is a different sub-community.
