The association maintains the common areas, carries master insurance, and enforces rules through a board of directors. This document is the full declaration of condominium that establishes the legal framework for the community.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings from the interior surfaces) and are responsible for its maintenance, repair, and decoration. The association owns and maintains all common elements (roofs, foundations, structural parts, common areas, and installations like plumbing and HVAC serving multiple units). Limited common elements like patios and assigned parking spaces are for your exclusive use but may be maintained by the association.
- Leasing & rentals: Leases must be for the entire apartment (no room rentals) and for a term of at least 30 days. All rental agreements must be in writing and subject to the declaration and bylaws. If an owner defaults on assessments, the board may collect rent directly from the tenant.
- Parking & vehicles: Each unit is assigned a specific parking space as a limited common element. Parking is restricted to operative automobiles; inoperative or unsightly vehicles may be removed by the board at the owner's expense. Owners may exchange or rent their parking spaces to other owners with board notification.
- Pets: Pets are allowed only subject to rules and regulations adopted by the board. The declaration does not specify a limit on number or type beyond what the board may set in house rules.
