- Hardship exceptions: The board may allow leasing despite restrictions for undue hardship, such as job relocation, death, temporary relocation, or financial hardship. Applications are reviewed within 60 days, and exceptions last up to 24 months.
- Covenant enforcement & fines: Violations are subject to a courtesy notice (14 days to cure) and a final notice (30 days to cure). Fines start at $50 and increase for each 14-day period, up to $500 per violation. Examples include unapproved sheds, visible trash cans, boats/trailers not in a garage, lease signs, and overgrown lawns.
