- Assessments & fees: The HOA charges annual assessments for common expenses. Assessments can be increased by the board without a vote unless the increase exceeds 10%, in which case 67% of member votes can disapprove. Satellite dishes are permitted with limitations. Solar panels require ACA approval. Clothes hanging devices are not allowed outside. No outdoor play equipment unless in a fenced backyard with height limits.
- Fencing & maintenance: Backyard fences are required and must be maintained. Common boundary fences are shared between adjoining owners. Fences cannot be changed or modified without ACA approval (except repairs with same materials). Owners are responsible for maintaining their lot and adjacent areas up to the curb, including landscaping and irrigation.
- Enforcement & disputes: The HOA can fine owners for violations, place liens, enter the property to fix issues, and seek injunctions. Before enforcement, written notice and hearing are required per Texas law.
