Stonelake Estates is a single-family home community in Frisco, TX, governed by a homeowners' association (HOA). This document is a supplement that adds Phases IIA, IIB, IIIA, IIIB, IIIC, and V to the existing master declaration, bringing approximately 306 buildable lots under the same rules. The supplement includes specific design guidelines for these new phases but does not replace the full declaration; the master rulebook still applies.
- Annexation & lot count: This supplement adds six phases (IIA, IIB, IIIA, IIIB, IIIC, V) to Stonelake Estates, comprising roughly 306 single-family residential lots. The lots are subject to all prior covenants from the master declaration.
- Building height & materials: Residences cannot exceed 2½ stories or 40 feet in height. Exterior first-floor walls must be 100% brick, stone, or approved masonry. Above the first-floor ceiling plate, no more than 50% of walls may be cement fiber board. Chimneys must be masonry or approved materials.
- Garage requirements: Each home must have a minimum 2-car garage. Garage doors facing the street must be set back at least 20 feet from the front elevation (12 feet if a front porch is provided). Garage doors facing a side street are prohibited. Doors must be wood carriage style or windowed decorative, and all visible garage doors must be wood-covered.
- Fencing & screening walls: Fences within the front setback cannot exceed 4 feet; fences behind the front property line can be up to 8 feet. No chain-link or wire fences visible from streets or common areas. Wood fencing must be solid board-to-board, with vertical slats, a flat top trim, and smooth side facing the street or common area. Wrought iron may be allowed with architectural committee approval.
- Driveways & sidewalks: Each lot must have a concrete driveway (or approved alternative). Driveway width within the public right-of-way cannot exceed 12 feet. Two rows of decorative brick, stamped concrete, or pavestones are required near the property line. A 5-foot sidewalk must be installed along the front property line, with a landscaped strip (≈9½ feet) between the curb and sidewalk for street trees.
- Landscaping & retaining walls: Landscaping must be completed within 60 days after a residence is 95% complete or after an owner starts landscaping work. The supplement references 'Minimum Phase IIB, IIIA, IIIB, and IIIC Landscaping Requirements' but does not detail them here; those requirements are defined elsewhere.
- Common area ownership: Certain lots within the phases are designated as Open Space and are to be owned and maintained by the HOA as common areas (e.g., Lot 1 in Block D of Phase IIA, Lot 21 in Block A of Phase IIB, etc.). The HOA is responsible for maintenance of these areas.
