These are the Bylaws of the Bella Casa Owners Association, a townhome community in Frisco, Texas, and part of the larger Post Oak master-planned community. They govern the HOA's operations, rule enforcement, and owner obligations. Also included are two amendments to the community's leasing and occupancy rules, which add specific restrictions on renting out your home.
- Board & governance: The association is run by a board of five directors elected by owners for staggered two-year terms. Directors must be owners, not delinquent on assessments, and not in litigation against the association. The board holds regular quarterly meetings and can adopt rules after notice and comment.
- Meetings & voting: An annual meeting is held, and special meetings can be called by owners of at least 10% of lots. A quorum is 10% of lots in person or by proxy. Owners may vote by proxy, but proxies expire after one year unless stated otherwise. Voting is generally by a majority of votes cast, with cumulative voting prohibited.
- Rules & enforcement: The board can establish and amend rules and regulations, but must give at least 10 days' written notice of proposed rules. - Master association: Bella Casa is part of the Frisco Post Oak Property Owners Association, a master association with its own bylaws. Members of Bella Casa automatically belong to the master association, which may impose separate rules and assessments.
