What Starwood Phase 6 Villages 19 &'s governing documents say
This is a supplemental declaration that adds two new villages (Village 19 and 20) to the existing Starwood master-planned community in Frisco, TX. It binds the lot owners in these new villages to the community's master declaration and imposes detailed design and construction guidelines for building homes in these villages.
- What this document is: It's a supplemental declaration that subjects the property in Villages 19 and 20 to the existing Starwood covenants, conditions, and restrictions, and adds specific design review guidelines for these villages.
- Architectural review: All exterior modifications and new construction require approval from the Starwood Architectural Committee (NCC). Submittals must include construction documents, site plan, floor plan, and elevations.
- Building size & setbacks: Minimum square footage: 3,500 sq ft air-conditioned for single-story, 4,000 sq ft for two-story. Front yard setback is 25 feet, side yard 10 feet (7 feet for interior lots in Cross Timbers), and rear yard 20 feet. Specific lots have larger setbacks (e.g., 35 feet for some).
- Exterior materials & design: Homes must be 100% masonry on front elevation and 80% on other elevations; no exterior siding is allowed on front or street-facing elevations. Roof pitch must be at least 8:12, and composition roofs must be 30-year laminated or better. Wood roofs are not allowed.
- Fencing & walls: Fences must be cedar (no spruce), with steel posts. Board-on-board fencing is required on street-facing sides. Retaining walls must be masonry or rock, not wood or railroad ties. Specific fence heights and materials are detailed for different lot types.
- Landscaping & mailboxes: Yards must be fully irrigated and sodded. Continuous shrub planting is required along the front elevation. Mailboxes must be the standard Starwood metal mailbox from Brandon Industries.
- Drainage & utilities: Builders must coordinate surface and subsurface drainage with adjacent properties. Gutters and downspouts must be tied to subsurface drainage. No structures can be built in utility easements.
- What this document doesn't cover: This is a supplemental declaration, not the full rulebook. It doesn't include the master association's general rules (e.g., assessments, pet restrictions, leasing rules) — those are in the original Starwood declaration referenced here.
