Carnegie Ridge is a residential subdivision of single-family detached homes located in Argyle, Texas. It is governed by the Carnegie Ridge Homeowners Association (HOA), and all property owners automatically become members and must follow the rules in this Declaration.
- Architectural review: All exterior changes, including construction, fencing, landscaping, and paint, require prior written approval from the Architectural Control Committee (ACC). Plans must be submitted in duplicate, and approval is deemed if the ACC does not respond within 60 days (followed by a second request to the Board).
- Minimum house size: New houses must have at least 1,400 sq ft of air-conditioned living area on lots under 7,000 sq ft, 2,000 sq ft on lots 7,000–8,400 sq ft, and 2,200 sq ft on lots over 8,400 sq ft.
- Leasing & rentals: Owners may lease their homes, but no more than three unrelated persons may reside in a dwelling, and residents may not park more than five motor vehicles. Tenants must receive copies of the governing documents, and owners are responsible for tenant compliance.
- Pets & animals: Only dogs, cats, or other household pets are allowed for companionship (no livestock, commercial breeding, or food animals). Pets must be leashed when outside, confined to a fenced backyard, and owners must clean up waste and prevent disturbances.
- Parking & vehicles: Without Board approval, the following vehicles may not be parked visible from a street or another lot: mobile homes, motor homes, buses, trailers, boats, aircraft, inoperable vehicles, commercial trucks over one ton, and vehicles with advertising. Overnight parking on streets is restricted.
- Landscaping & maintenance: Front and back yards must be fully sodded with an underground irrigation system within 30 days of house completion. Minimum landscaping includes 20 one-gallon shrubs and at least one tree (size depends on lot width). Owners must keep lots tidy and free of unsightly conditions.
- Fences & accessory structures: Fences must follow specific design standards (e.g., cedar boards, wrought iron for certain lots, no wood in front yards). Accessory structures like sheds, playhouses, and basketball goals require ACC approval and cannot be visible from a street or adjoining lot without screening.
- Residential use & home businesses: Lots are for residential use only. Home businesses are allowed only if they are incidental, have no external evidence, do not increase street parking, and do not disturb neighbors. No other structures (garages, sheds, etc.) may be used as residences.
