Brownlee Meadows is a single-family residential subdivision in Arlington, TX, governed by a set of deed restrictions (a restrictive covenant, not a formal HOA). The restrictions dictate how properties can be used, built, and maintained. Separately, some properties may carry an affordable housing covenant from the Resolution Trust Corporation that limits resale and requires owner-occupancy.
- Use & building standards: Properties are for single-family residential use only. Structures must be built with new materials, meet minimum square-footage requirements (numbers not legible in the text), and have exterior walls that are at least 50% brick, stone, or masonry (for two-story homes, only the first floor needs to meet this).
- Temporary structures: No trailer, tent, shack, or other temporary structure may be used as a residence, and no outbuildings (garage, barn, etc.) can serve as a residence.

- Duration & enforcement: The restrictions run with the land for 30 years from April 1984, then automatically extend in 10-year increments unless a majority of owners record a change. Violations can be enforced by injunction by any affected property owner.
- Signs & billboards: Billboards and advertising signs are prohibited on residential buildings, except for signs offering the property itself for sale or rent.
- Affordable housing covenant (select properties): Some properties (e.g., 6305 Rising Meadow) carry a separate Land Use Restriction Agreement from the RTC that requires the buyer to use the home as their principal residence for at least 12 months, and imposes a 75% recapture of any resale profit above the original purchase price plus improvements and closing costs, unless waived. This agreement expires one year after purchase or upon foreclosure, but the property may remain subject to similar restrictions.
