- Sanitation & nuisances: Trash, ashes, and garbage must be kept in covered containers and removed regularly; burning trash or dumping residues on lots is prohibited. Any activity that becomes an annoyance or nuisance to the neighborhood is also barred.
- Building & lot standards: The main dwelling must have a minimum living area of 1080 square feet (with at least 700 square feet on the first floor if multi-story), measured from exterior walls and excluding garage space. Exterior walls of the first floor must be at least 60% masonry, stone, brick, or stucco. Residences must face the front lot line, with a 20-foot front setback and 5-foot side setbacks. Boundary fences can be masonry, hedge, steel, chain link, or substantial wood, up to 6 feet tall.
- Architectural review: No structure may be erected, placed, or altered without approval of the Architectural Control Committee, which reviews plans for quality, harmony with existing structures, and location. If the committee does not approve or disapprove within 30 days of submission (or no lawsuit is filed before construction completes), approval is deemed granted. The committee may also consider technological advances.
- Duration & amendment: These covenants run with the land for 30 years from recording, then automatically renew for successive 10-year periods. The developer (so long as it owns at least 40% of the lots) reserves the right to amend, revise, or abolish any covenant, and to revise the subdivision plat.
