Georgetown Commons Addition is a single-family home HOA in Arlington, TX — you own your lot and house, and the association maintains common areas (streets, clubhouse, pool, landscaping) funded by quarterly assessments. The rules apply to all owners, and tenants must follow them. This document is the main rulebook (original 1995 Declaration, with amendments up to 2024).
- Leasing & rentals: Leases must be in writing, for an initial term of at least six months, and must state that the lease is subject to the Declaration. Short-term/vacation rentals are not allowed.
- Pets: Reasonable number of dogs, cats, or other household pets allowed, but not kept for commercial breeding. Owners must comply with city ordinances.
- Assessments: Each lot pays quarterly Base Assessments, initially $225 per quarter (adjustable annually, with increases above 10% requiring 67% owner approval). Special assessments may be levied for capital improvements with 67% approval.
- Architectural review: Any new building, fence, wall, or exterior alteration must have plans approved in writing by the Board or Architectural Committee. If no response within 30 days, approval is deemed given.
- Maintenance: Owners maintain their lot and dwelling unit (including yard sprinklers). The Association maintains common area (streets, clubhouse, pool, landscaping, median strips, and the 24-ft lane to Lot A).
- Parking & vehicles: No parking of boats, trailers, campers, or inoperable vehicles without Association permission. No commercial vehicles may be parked except during construction/sale period.
- Use restrictions: Property is restricted to residential use only. No temporary structures (trailers, tents) as residences. No signs except approved or 'For Sale' signs of reasonable size. Clotheslines and equipment must be screened.
