Overland West is a single-family home subdivision in Arlington, TX, governed by a set of protective covenants that run with the land. These rules apply to all property owners and are enforceable by any owner or the Architectural Control Committee.
- Construction & completion: All structures must be completed within 8 months of starting construction. No mobile homes or temporary residences are allowed.
- Pets & animals: Only ordinary household pets are permitted; no livestock, poultry, or animals raised for commercial purposes are allowed.
- Business & nuisance: Trade or business activities are prohibited on any lot. Any activity that becomes an annoyance or nuisance to the neighborhood is also forbidden.
- Maintenance & trash: Grass, weeds, and vegetation must be kept mowed. Trash, ashes, and garbage must be placed in covered containers and removed regularly; burning or dumping on lots is prohibited.
- Signs: Signs or billboards are prohibited except for one sign (max 3'x5') advertising the rental or sale of the property.
- Architectural review: No structure may be built or altered without approval of plans by the Architectural Control Committee. All homes must have at least 1,000 sq. ft. of living area, be 60% masonry/stone/brick on first floor exterior, and be no more than two stories high. Fences are limited to 6 feet, must be masonry, hedge, or substantial wood, and positioned behind the front building line.
- Architectural Control Committee: The committee consists of three named members with authority to approve or disapprove plans; they may designate a representative. Their decisions are binding, and if they fail to act within a reasonable time after plan submission, approval is deemed granted.
