Greenspoint Addition is a standard single-family home HOA in Arlington, TX — you own your lot and house, and the HOA's rules govern construction, appearance, and limited shared maintenance of entry features and perimeter fences. There is no monthly assessment for general operations, but owners may be charged a pro-rata share for upkeep of entry facilities or perimeter fences if a majority petitions.
- Homes & construction: Each lot may have one detached single-family residence (max two stories) and one two-car garage. Minimum air-conditioned floor area is 1,500 sq ft. At least 60% of the first-floor exterior must be brick or stone (excluding windows, doors, roofs). Minimum roof pitch is 5/12 (4/12 over garage). New construction only — no mobile homes, prefabricated structures, or temporary dwellings.
- Pets: No commercial breeding or keeping of animals. Up to three household pets are permitted, but only after a residence is built and occupied.
- Parking & vehicles: Trucks over one ton and vehicles with painted advertisements may not park overnight on streets, driveways, or lots. Recreational vehicles, boats, and trailers must be stored out of street view. Basketball goals may not extend beyond the front building setback line.
- Fences & landscaping: Fences must not extend forward of the residence's front line. Chain-link, woven metal, and wire fences are prohibited; wood fences must be spruce, redwood, cedar, or cypress. Each owner must keep their lot well-maintained.
- Entry facilities & perimeter fence: Owners whose lots contain entry monuments, lighting, irrigation, or perimeter fence sections are responsible for their repair and maintenance. If 51% of lot owners petition, the cost of maintaining or replacing these features may be shared pro-rata by all owners, with a lien possible for nonpayment.
- Architectural review: Any construction, alteration, or addition requires prior written approval from the Architectural Committee. Plans are deemed approved if the committee does not act within 15 days. The Declarant appoints the initial committee; after all lots are sold, owners of 51% of lots appoint new members.
- Signs: Only one professional sign (max 1 sq ft) and one for-sale/for-rent sign (max 5 sq ft) are allowed. Political and garage sale signs may be removed. Signs must not malign the Declarant or other owners.
- Duration & amendment: The covenants run for 25 years from recording (1999) and automatically renew unless terminated by 75% of lot owners. Amendments require 75% owner approval once 75% of lots are occupied.
