What Moorewood Estates Homeowners''s governing documents say
Moorewood Estates is a standard single-family homeowner association (HOA) in Arlington, TX — you own your lot and house, and the HOA maintains common properties (private streets, gates, open spaces) funded by member assessments. These rules apply to all lot owners.
- Lot size & amendments: Original restrictions required minimum 1-acre lots for all lots. A 1992 amendment reduced the minimum to 0.75 acres for Lots 1, 2, 4, and 5 only.
- Architectural review: All construction, exterior changes, fences, landscaping, and even tree removal require prior written approval by the Architectural Control Committee (initially Carroll Carver). Plans must include elevations, floor plans, foundation, topography, drainage, landscaping, and materials. The Committee has 30 days to approve or disapprove; failure to act deems approval.
- Building & design standards: Only single-family detached residences are allowed. Minimum floor area: 3,500 sq ft for all homes; 2,300 sq ft on ground floor for 1.5-story, split-level, or 2-story homes. Exterior walls must be at least 85% stone, masonry, or brick on first floor (glass, porch walls excluded). Stucco requires written approval; composition/fiberglass roofs also need approval. Roofing must be concrete/clay tile, slate, copper, cedar shakes, or wood shakes. No mobile homes or temporary structures are permitted.
- Use & occupancy restrictions: Lots are for single-family residential use only. Each residence may be occupied by one family — persons related by blood, adoption, or marriage, or up to two unrelated persons living as a single housekeeping unit (plus household servants). No business, commerce, or industry is allowed. No oil drilling, mining, or noxious activities are permitted.
- Pets & animals: Household pets (dogs, cats) are allowed but not for commercial breeding. Additionally, owners of Lot 5B and Lot 5C may keep one horse per lot after the home is built.
- Parking & vehicles: No boat trailers, campers, mobile homes, or similar vehicles may be stored on a lot except in a closed garage or fenced area. Trucks over 1-ton capacity cannot park overnight on streets, driveways, or lots. No vehicle repairs or reworking are allowed on any lot. Garage doors must open to the rear or side (except corner lots) and be closed except for entry/exit; garage conversions require Architectural Control Committee approval.
- Fencing & landscaping: Fences cannot be placed closer to the front street than the house; maximum height is 6 feet. Chain link, wire, or cyclone fences are prohibited unless approved. All lots must have an underground sprinkler system and landscaping (shrubs, trees, grass) within 120 days of 90% completion. Owners must maintain landscaping and control weeds; failure may result in assessments and liens.
- HOA structure & assessments: The Moorewood Estates Homeowners Association, Inc. (HOA) has three voting classes: Class A (lot owners), Class B (non-voting builders), and Class C (Declarant, with extra votes). Until July 1, 2007 or when Declarant no longer owns lots, Declarant must consent to any HOA action. The HOA maintains common properties (private streets, gates, open spaces) and can levy assessments per lot.
