Hunterwood Estates is a single-family residential subdivision in Arlington, Texas, governed by deed restrictions (Covenants, Conditions & Restrictions) that run with the land. These rules apply to all lot owners and cover architectural standards, minimum home size, parking, pets, and more. An amendment in 1992 updated several restrictions, so the newer requirements (like a 3,000 sq ft minimum living area) control where there is a conflict.
- Architectural review: You must get prior approval from the Architectural Control Committee (ACC) for any building plans, specifications, and plot plan. If the ACC doesn't respond within 10 days, approval is automatically granted.
- Minimum home size: The main dwelling must have at least 3,000 square feet of living area (per the amendment).
- Exterior materials & design: At least 80% of the exterior wall area (excluding windows/doors) must be masonry (brick, stone, brick-veneer, etc.). Roofs must meet specific standards, including a minimum 8/12 pitch, and composition roofs must be a certain type (e.g., Prestique II or Timberline), with no three-tab shingles.
- Garages & parking: Garages must be rear-entry; side-entry is only allowed on corner lots with decorative doors, and each home needs at least a two-car garage. Street parking overnight is not allowed, and boats, campers, and commercial vehicles can't be parked where visible from the street.
- Fencing & retaining walls: Boundary fences must be stockade, masonry, hedge, or painted wood. Retaining walls within the first 50 feet of the front property line must be masonry (no exposed concrete except aggregate); other materials need ACC approval.
- Pets & animals: No livestock, animals, or poultry may be raised or kept, except typical household pets (not for commercial purposes).
- Signs & antennas: Only one professional sign (max 1 sq ft) or one real estate sign (max 5 sq ft) is allowed; no antennas or towers.
- Amendments & enforcement: Restrictions can be amended by two-thirds of lot owners, and violations can be enforced by any property owner in the subdivision.
