Twelve Oaks Estates is a single-family detached home community in Arlington, TX, governed by recorded covenants (plus a 1999 amendment). These rules run with the land and bind all property owners until changed by a two-thirds vote. If you're buying, building, or remodeling here, these are the key design and property standards you must follow.
- Single-family homes only: Each lot is limited to one single-family detached dwelling; no re-platting to create more building sites than originally platted. All homes must meet City of Arlington requirements.
- Building size & style: Homes must have at least 2,200 square feet of living area and no front-entry garage. Exteriors must be at least 100% masonry (brick/stone) on the first floor and 80% on upper floors of two-story or 1.5-story homes.
- Roofs & pitches: Roofs must be minimum 25-year asphalt, black or gray, with a pitch of at least 8 feet rise per 12 feet horizontal distance.
- Fences & mailboxes: Fences must be wood, brick, or wrought iron, cannot extend closer to the front or side street than the house, and can be no higher than 8 feet from natural ground. All mailboxes must be brick and match the general style of others in the addition.
- Utilities & energy: Gas must be the primary source for heating and hot water; a $1,500 penalty applies if you don't comply during construction plan review.
- Yard & drainage: Vegetation must be kept neat; front yards must be sodded with shrubs within a year of construction. No cactus/rock gardens except as part of an overall xeriscape. Drainage must flow to the street, not onto other lots. Retaining walls are the owner's responsibility for lower-elevation lots.
- Rights & enforcement: The covenants run for 30 years from recording and auto-extend every 10 years unless owners of two-thirds of lots vote to change them. Any owner can sue to enforce violations and recover attorney's fees and costs; failure to enforce doesn't waive future rights.
