Crystal Butte is a standard single-family home subdivision in Grapevine, Texas, governed by a homeowners association (HOA). Owners own their lot and house; the HOA maintains common areas and enforces restrictions. This document applies to all current and future lot owners.
- Residential purpose & minimum size: Lots are for single-family residential use only. Minimum main living area is 2,800 sq ft (2,500 sq ft for Block 1 after amendment), excluding porches and garages. No more than two stories.
- Pets: No commercial breeding. Up to 3 dogs over 2 months old per lot, kept as domestic pets only, confined to rear fenced yard. Dogs must be leashed or fenced when outside.
- Assessments: Annual assessment initially capped at $35 per lot, can increase up to 10% per year without membership vote. Special assessments for capital improvements may be levied with membership vote. Unpaid assessments become a lien on the lot.
- Architectural review: All exterior construction, additions, fences, and alterations must be approved by the Architectural Control Committee (ACC). Plans submitted for review; approval deemed if no response within 30 days. Duplicate plans required.
- Vehicles & storage: No mobile homes, trailers, inoperable vehicles, or boats kept on lots unless stored in an approved enclosure. No temporary dwellings allowed. Garden sheds permitted with ACC approval.
- Fencing: Fences must be wood (or approved material). No fence within 5 ft of front property line or side street lines; no fence on sidewalks or pedestrian easements.
- Roofing requirements: Per the first amendment, roofs must be minimum 240 lb/square Prestique #2 composition shingles with weatherwood look (or equivalent) on all lots, unless otherwise approved by ACC.
