What Ridgewood II Residential's governing documents say
This is a supplement (amendment) to the full Declaration of Covenants, Conditions and Restrictions for Ridgewood II, a single-family residential subdivision in Southlake (Tarrant County), Texas. It modifies only specific sections: deleting developer rights and Class B membership, adjusting annual assessment approval rules, adding fencing regulations, and changing reserve fund usage. The full set of governing rules is not included here.
- Amendments affecting developer control: All references to the Declarant and Class B members are deleted; the Declarant has no further rights or obligations under the original declaration.
- Assessment increases & approval: The Board may propose an annual maintenance assessment rate increase, subject to member approval as per the association's bylaws (Section 3.03). Several original subsections are deleted (5.04(b), (c), (e), (g) are amended; (c) and (e) are intentionally deleted, and (g) now requires assessments to include reserves for future maintenance.
- Reserve fund usage: The Board may use reserve funds for any purpose it determines, but any expenditure over 15% of the annual budget requires member approval.
- Fencing regulations: Front yard fencing must be set back at least 10 feet from the primary dwelling wall facing the street; all fencing (including side and rear) must be no higher than 8 feet, and wood fences must have vertical slats of spruce or better material.
- Deleted provisions: Original sections on certain assessment details (Section 5.04(c) and (e)), and Section 11.4 are intentionally deleted, meaning those restrictions no longer apply. The text does not specify what those sections originally covered.
- What this document doesn't cover: This supplement does not contain the complete rules for Ridgewood II. Topics such as architectural guidelines (beyond fencing), leasing restrictions, pet limits, parking, or use restrictions are not included. The full declaration must be consulted for those rules.
