What Ridgleawood's governing documents say
Ridgleawood is a 28-unit townhome community in Bedford, TX (a form of attached housing similar to a condominium). You own the interior of your unit and share ownership of the common elements (land, buildings, pool, parking, etc.). The Ridgleawood Homeowners Association manages the community, levies assessments, and sets rules. Living here requires following the covenants and paying assessments.
- What you own & maintain: You own the interior finished surfaces of your unit, the individual air-conditioning unit, and any patio/balcony. You must maintain those. The Association maintains and insures the common elements (roof, foundations, common areas, pool, etc.). Party walls (shared walls between units) are jointly maintained, with costs shared proportional to use.
- Leasing & rentals: Leases require prior written Board approval and must be at least 30 days. Leases over 6 months may allow pets; otherwise no pets in leased units. Tenants limited to 2 persons per bedroom. The Association has a right of first refusal to purchase or lease any unit before you sell or rent to a third party. If Board disapproves a sale, it must buy the unit under the same terms.
- Pets: Small pets and small caged birds are generally allowed in units, but not in recreation areas when unleashed. The Association may change pet rules, but existing pets are grandfathered. In leased units, pets only allowed if lease is longer than 6 months.
- Assessments & fees: All units share common expenses based on a fixed percentage (see Exhibit D). Annual assessments are paid semi-annually (Jan and July). The Board can levy special assessments if needed. Unpaid assessments bear 10% annual interest and can become a lien on the unit, which may be foreclosed.
- Alterations & improvements: No material alterations to common elements or limited common elements (like patios) without Board approval. No exterior antennas, signs, or enclosures on balconies. Interior changes that affect structural safety or easements are prohibited. Board must approve any change to unit exterior or common areas.
- Parking & vehicles: Parking spaces are assigned by the Developer initially or later by the Association. You may only park in your assigned space. No parking in undesignated areas.
- Usage of unit: Units must be used only as single-family residences. No commercial use, no subdivision into more than one dwelling. You must not create nuisances or disturb other owners. Occupancy limited to owner, family, and social guests.
- Party walls: Walls on dividing lines between units are party walls. Repair and maintenance costs are shared in proportion to use. If a party wall is destroyed by fire, any owner who used it can restore it, and others must contribute if they later use it.
