What Realistic's governing documents say
This is a set of deed restrictions for Realistic Addition, a single-family home subdivision in Bedford, TX. The rules apply to all lot owners and are designed to maintain residential character and property values. There is no homeowners association or mandatory fees described in this document.
- What can be built (minimum sizes & setbacks): Lots are restricted to single-family detached dwellings. Minimum square footage: single-story homes must be at least 1,350 sq ft (ground floor); 1½-story homes need at least 850 sq ft on the first floor and 1,000 sq ft on the second. Setbacks: front yard 15 ft, garage 20 ft, courtyard fences 10 ft; rear yard 10 ft for single- and 1½-story buildings. The developer can vary square footage by up to 10% for unsold lots.
- Pets & animals: No livestock or poultry. Dogs, cats, and other household pets are allowed but cannot be bred or kept for commercial purposes.
- Vehicles & parking: No trucks over ¾ ton may park on lots overnight. Vehicles carrying inflammable or explosive cargo may not be kept on any lot. No other specific parking restrictions are stated.
- Signs: Only one sign per lot, not exceeding 1 sq ft (general), or one sign up to 5 sq ft advertising sale or rent, or a builder's sign during construction/sales.
- Nuisance & temporary structures: No noxious or offensive activity. No temporary structures, trailers, tents, shacks, or outbuildings may be used as residences. No dumping of rubbish; trash must be in sanitary containers.

Enforcement is by legal action; prevailing party recovers attorney fees. Invalidation of one covenant does not affect others.
