- Maintenance obligations: The association maintains roads, detention ponds, lighting, landscaping, water features, and other improvements on the Common Area Maintenance Parcel. The Benefitted Owner must reimburse 25.73% of those costs within 30 days of invoice.
- Default and lien: If the Benefitted Owner fails to pay within 30 days, the unpaid amount accrues interest at the Default Rate (prime rate plus 6%, but not exceeding the maximum legal rate) and may become a lien against the Benefitted Parcel after recording a claim of lien.
- Amendment: This declaration may be amended only by written agreement of the current owners of the Benefitted Parcel and the Common Area Maintenance Parcel, recorded in the county records.
