Shannon Creek Phase I is a single-family residential subdivision in Burleson, TX, governed by restrictive covenants recorded in 2006. These rules apply to lot owners and cover construction standards, property maintenance, and use restrictions to preserve the neighborhood's character.
- Lot use & building restrictions: Each lot is for one single-family dwelling only, max 2 stories. Minimum heated living area is 1,600 sq ft total (or 1,200 sq ft on ground floor for a two-story home). Front, rear, and side setbacks vary by lot; some lots require side-entry or swing-front garages. Exterior walls must be at least 85% masonry/stone/brick on the lower level and 65% on the upper. Roof pitch must be at least 8/12 (unless architectural committee approves otherwise).
- Landscaping & exterior maintenance: Owners must landscape with shrubs (9-12), ground cover, and grass before occupancy, and maintain it. No outdoor clothes drying or clotheslines allowed. No Bar-B-Q grilling or cooking in front of houses. All mailboxes must be brick, stone, or decorative iron. Within 60 days of occupancy, windows facing streets must have blinds or draperies. No basketball goals visible from the street.
- Fences & structures: No chain link or wire fencing. Wood privacy fences facing a street must have the good side out. Retaining walls must be rock, brick, rock, or concrete; railroad ties or other wood not permitted. Storage buildings are allowed only if not visible from any street, max 80 sq ft, max 6 ft height, and at least 80% masonry. No temporary structures, trailers, or outbuildings are otherwise permitted.
- Parking & vehicles: No work vehicles, boats, house trailers, campers, RVs, or similar wheeled vehicles may be stored or parked on any lot except in a closed garage. No automobiles or personal passenger vehicles may be parked on streets or front yards. Vehicles transporting inflammatory or explosive cargo cannot be kept in the subdivision at any time.
- Pets & animals: No animals, livestock, or poultry may be raised or kept on any lot. Dogs, cats, or other household pets are allowed but not for commercial breeding or maintenance.
- Nuisance & maintenance enforcement: No obnoxious or offensive activity is allowed. Owners must mow grass, remove weeds, debris, and maintain their lot. If a lot is not kept neat after 10 days' written notice, the developer (or association) has the right to enter and clean, charging the owner plus 10% interest, which becomes a lien on the property.
- Architectural control & developer rights: The developer (LCM Partners LP) retains the right to amend, revise, or abolish any covenant or to revise the plat as long as it owns any lot in the subdivision. There is an architectural control committee (referred to as 'Control Committee') that must approve certain variations (e.g., front street choice for corner lots, roof pitch exceptions).
