This is a set of restrictive covenants recorded on a 48.014-acre rural property in Johnson County, Texas (Wood Jack Morgan). The rules bind all current and future owners of this land, allowing mixed commercial and single-family residential use but prohibiting apartments, duplexes, and many commercial activities. There is no homeowners' association; enforcement is by property owners.
- Permitted uses: Property may be used for single-family residential or commercial purposes, but apartments, multi-family dwellings, and duplexes are prohibited. Hotels, bed-and-breakfasts, and short-term rentals are allowed if properly constructed. Flea markets, auctions, commercial storage, commercial warehouses, and race tracks are prohibited.
- Animals: No more than three dogs and three cats per property owner. Up to two hogs allowed. Horses or cows are limited to two per acre of land (rounded down). Commercial animal breeding (except cattle/horses), commercial dairy, commercial feed lots, commercial kennels, and commercial veterinary facilities are prohibited. Roosters over 4 months old are prohibited.
- Vehicles & storage: Inoperable automobiles (no current inspection sticker or parked in same spot for over 3 consecutive days without moving under own power) must be stored inside a building with solid walls and roof, shielded from view. Commercial repair of vehicles, tractors, boats, and small engines is prohibited. Mobile homes and manufactured homes are prohibited; campers/RVs may be temporarily occupied up to 20 days per calendar year.
- Firearms & fireworks: Firearms discharge is prohibited from sundown Friday to sunrise Monday (the 'Firearm Prohibition Period'), except to protect people or property from imminent harm. Fireworks are prohibited on the property.
- Trash & utilities: No dumping of rubbish; garbage must be kept in sanitary containers shielded from view except on collection days (set out no more than 24 hours prior, removed within 12 hours after). Individual sewage-disposal and water-supply systems must meet all authority requirements; importation of sewage (except personal RV dumping) is prohibited. Importation of manure for fertilizer is prohibited unless commercially processed to remove smell.
- Commercial wedding venue: Commercial wedding venues are prohibited unless the property owner obtains the unanimous written consent of all then-existing property owners, recorded in Johnson County property records. A Property Owner may refuse consent for any reason and is not liable for refusal.
- Amendment & duration: These covenants may be amended or terminated only by unanimous written consent of all then-existing owners, recorded in Johnson County. The restrictions last 50 years from recording date (June 2019), then automatically renew for successive 10-year periods.
