These restrictions apply to lot owners and cover drainage, floodplain, building standards, land use, and maintenance requirements, but there is no homeowners association or common amenities.
- Drainage & floodplain: Houses in a 100-year floodplain must have a finished floor at least 3 feet above the floodplain elevation. Driveway culverts must be at least 18 inches in diameter to handle a 5-year storm. Owners cannot block drainage flows or build in drainage easements. Creeks and drainage channels must remain open and are maintained by adjacent lot owners; Johnson County is not responsible for maintenance or flood damage.
- Private sewage facilities: If the lot uses a private sewage system, the owner must maintain and operate it in compliance with county and state regulations. Johnson County does not guarantee performance; malfunction or objectionable conditions must be corrected by the owner at their own expense.

- Fencing: Fences must be wood, wrought iron, or other approved materials. Chain-link fences are prohibited except for agricultural purposes.
- Vehicles & equipment: Recreational vehicles must be stored in a garage or fully enclosed structure. Campers, boats, trailers, and farm equipment must be stored out of public view. No semi-trucks may be parked on the property.
- Home-based businesses & signage: Home-based businesses are allowed if they do not generate excessive traffic, noise, or nuisances. No retail storefronts or visible signage. Temporary real estate or construction signs not exceeding 6 square feet are permitted.
