What Meadowbrook (TX)'s governing documents say
This is a set of partial, historical deed records for Meadowbrook and North Meadowbrook Estates in the Fort Worth, TX area. The first document is a 1963 declaration of covenants for Meadowbrook Acres, and the second is a 1973 removal of restrictions for specific lots in North Meadowbrook Estates. It is not a complete rulebook for a current community.
- Minimum home size (Meadowbrook Acres): For residential lots in Meadowbrook Acres, the main structure must have at least 1,125 square feet of ground floor area, except two-story structures which need at least 800 square feet (excluding porches and garages). At least 60% of the ground floor must be masonry (not hollow tile).
- Removal of restrictions (North Meadowbrook Estates): Restrictions on Lots 33 through 40 in Block 6 of the Seventh Installment of North Meadowbrook Estates were removed as of April 1973, so those lots are no longer bound by the original restrictions. Restrictions remain on all other lots in that installment.
- What this document doesn't cover: This is a partial record — it does not contain a full set of community rules, fees, pet policies, or other typical HOA/condo regulations. It only shows two specific historical filings.
